free as possible whilst always ensuring the clients
position is protected. An important contributor to a
successful tenancy is creating a positive relationship
between the tenant, landlord and agent. Ensuring
that the tenant’s experience of moving into their
new home is a good one plays a critical part in
managing the relationship for the future.

Ensure that you have the correct consents from your mortgagee
or head lessor.

– Check that you are fully insured for a tenanted property
for both buildings and contents. |

Arrange for a redirection of your mail with the post office. |

If required, employ the services of an accountant or tax advisor |
|
|
– Agree with your agent on the terms that have been negotiated |

– Confirm that you are satisfied with the type of references
being applied for. |

– Preparation of the Tenancy Agreement and any notices |
|
|
– Arrange the Inventory & Schedule of Condition at
the commencement of the tenancy |

– ensure that all soft furnishings left in the property
meet the latest regulations |

– Provide the agent with a list of preferred contractors |

– Provide a file containing information with all instructions
and guarantees relating to any appliance left in the property |

– Ensure that there are sufficient sets of keys |

– Receive initial monies for rent and security deposit.

that a valid record is issued prior to the tenant moving in. |

left in the property and confirmation of safe wiring. |

tenants moving in |

– Ensure that the chimneys have been swept |

– Ensure that smoke alarms are fitted and that they are
in working order |

– Arrange for the transfer of utilities into the tenants’
names and arrange for payment for the closing of accounts. |

– Ensure that there is a working line to the property |
|
|
– Arrange for the transfer of the Council Tax into the
tenants’ name. |
