Silver Service (Tenant Introduction)

  1. Advertising the property in relevant newspapers and through our Availability Property List
  2. Accompanying viewings at the property at pre arranged times with the prospective tenant and whoever is occupying the property.
  3. Negotiating an agreeable rent between a prospective tenant and the landlord
  4. Collecting information from a prospective tenant through our tenancy application form
  5. Collecting references from information supplied and running a detailed credit search on the prospective tenant.
  6. Compiling sufficient information for us to make a judgement as to whether to proceed with the tenancy.
  7. Offering our recommendation to the landlord as to whether to proceed with the tenancy.
  8. Preparing and serving the appropriate legal tenancy agreement.
  9. Collecting the first month’s rent, deposit and other associated fees prior to the signing of the tenancy agreement.
  10. Overseeing the implementation of the tenancy agreement.
  11. Distributing the monies due to the landlord following the signing of the tenancy agreement.
  12. Serving the relevant notice and informing the landlord and the tenant of the end date of the tenancy agreement.
  13. Negotiating any increase in rent or other term of the tenancy.
  14. Signing a new tenancy agreement at the revised rent for the new period

This service is usually used by those landlords who are happy to collect the rent and deal with any ongoing maintenance, credit control and general challenges with the tenant direct.


Gold Service (Rent Collection)
This service is offered to landlords who also enjoy some involvement in the management of their own property. Our service includes:

  1. Advertising the property in the relevant newspapers and through our property availability list.
  2. Accompanying viewings at the property at pre arranged time with the tenant and whoever is occupying the property.
  3. Negotiating an agreeable rent between a prospective tenant and the landlord.
  4. Collecting information from a prospective tenant through our tenancy application form.
  5. Collecting references from the information supplied and running a detailed credit search on the tenant.
  6. Compiling sufficient information for us to make a judgement as to whether to proceed with the tenancy.
  7. Preparing and serving the relevant legal tenancy agreement.
  8. Collecting the first month’s rent, deposit and other associated fees prior to the signing of the tenancy agreement.
  9. Overseeing the implementation of the tenancy agreement.
  10. Distributing the monies due to the landlord following the signing of the tenancy agreement.
  11. Collecting the rent and dealing with the credit control attached thereto on an on-going basis. The Rent Collection Service will give landlord’s piece of mind up to court action. Legal representation can be obtained through Holden Heal Property Letting, the cost of which is outlined later in this brochure.
  12. Processing the rent and paying to the landlord promptly each month.
  13. Serving the relevant notice and informing the landlord and the tenant of the end date of the tenancy agreement.
  14. Negotiating any increase in rent or other term of tenancy.
  15. Signing a new tenancy agreement at the new revised rent for the new period


Platinum Service (Full Management)
Holden Heal Property Letting have tailored this package to offer landlords all of the benefits of the Gold Service but with added advantage of rent and legal guarantees.

With the platinum service we offer:

GUARANTEED RENT
throughout the duration of the tenancy when the tenant is unable to pay and until vacant possession is obtained. ( subject to 60 days arrears)

LEGAL COSTS
We guarantee the landlord’s legal costs and expenses including court costs and the advice of a solicitor should there be a breach of the tenancy agreement by the tenant.

The Platinum Package offering rent and legal fee guarantee is only available subject to the terms and conditions of the Platinum Package as set out in the Platinum Package terms and conditions leaflet. A copy of this leaflet is available on request.

  1. Advertising the property in relevant newspapers and in our property availability list.
  2. Accompanying viewings at the property at pre-arranged times where required with prospective tenants and whoever is occupying the property.
  3. Negotiating an agreeable rent between the landlord and the tenant.
  4. Obtaining relevant information on the prospective tenant through our tenancy application form.
  5. Applying for and receiving suitable references from the prospective tenant.
  6. Preparing and serving the relevant legal tenancy agreement.
  7. Collecting the rent, deposit and fees due from the tenant to the landlord and the agent and dispersing the same
  8. Collecting the rent and dealing with the credit control attached thereto on an on-going basis.
  9. Processing the rent and paying to the landlord promptly each month.
  10. Dealing with any problems identified by the tenant regarding the property.
  11. Confirming instructions where necessary with the landlord and acting on those instructions with regard to maintenance and general matters and management of the property.
  12. Regular updates and advice on changes in legislation
  13. Any other matters pertaining to the property or the tenancy.
  14. Maintenance and implementation of regular servicing of gas appliances to comply with the Gas Safety Installation and Use regulations 1994.
  15. Advice on fixtures and fittings to be compliant with the Fire & Furnishing Fire Safety Regulations 1988 and the Fire and Furnishing Fire Safety Amendment Regulations 1993.

The Platinum Package, until recently, was the market leader in guaranteed rent schemes and still offers an exceptional level protection for the landlord on both rent and legal fees. This package will cover you against any rent arrears until vacant possession is obtained. It will also cover the landlord for legal expenses, should the tenant breach the tenancy agreement in any way.


The Platinum Plus Package
The Platinum plus package has been designed to give you a guaranteed rental income whether or not you have a tenant.

HOW CAN WE ACHIEVE THIS?
We can achieve this by paying you 60% of the pre-agreed full monthly rental. The minimum term available for this scheme is two years.

HOW DOES THIS BENEFIT ME, THE LANDLORD?
By removing the delay of agents finding initial tenants and removing the worry of empty months between tenants.

WHEN CAN WE EXPECT PAYMENT
Payment will commence 30 days after vacant possession or 30 days after initial instruction if property is vacant at the time of instruction.

ARE THERE ANY OTHER COSTS?
The only other costs involved in this unique scheme are £40 legal fees. We can prepare and serve an inventory and schedule of condition at an extra charge, the cost of which will be outlined later in this brochure. Landlords who chose the platinum plus service will also benefit from a fully managed service similar to the platinum service.

How much does it cost?

SILVER SERVICE
1. A one off fee of 75% of the first months rent subject to a minimum fee of £250.00
2. 195.00 Registration fee which includes a full inventory, schedule of condition, meter readings from the property, informing all utility companies of the change in occupant, three monthly inspections and a final inspection of the property when the tenant vacates

GOLD SERVICE
1. 10% of the monthly rental income to include rent collection only.
2. £195.00 Registration fee which includes a full inventory, schedule of condition, meter readings from the property, informing all utility companies of the change in occupant, three monthly inspections and a final inspection of the property when the tenant vacates

PLATINUM
1. 15% of the monthly rental income to include rent & legal fee guarantee, 12% if rent and legal guarantees are not required.
2. £195.00 Registration fee which includes a full inventory, schedule of condition, meter readings from the property, informing all utility companies of the change in occupant, three monthly inspections and a final inspection of the property when the tenant vacates

THE PLATINUM PLUS PACKAGE
1. 40% of the monthly rental income from the property whether or not you have a tenant.
2. £40.00 legal fees for the preparation and serving of an Assured Shorthold Tenancy Agreement.
3. Tenancy renewals for fixed term or periodical tenancies for a managed & tenant introduction only properties will be charged at the rate of £40 plus VAT

The Management Service - Long or Short Lets
The Management Service includes:

  • Pay appropriate expenditure from rental income/float monies.
  • Carry out routine visits and report to owner with photographs of the condition of the property supplied on an annual basis.
  • Address maintenance issues.
  • Lodge and progress any relevant insurance claims.
  • Arrange cleaning and repair works arising from the end of the Tenancy.
  • Arrange for cleaning and repairs on a change of tenancy.
  • Dedicated Property Manager to oversee your Property through the property’s letting cycle. In addition to the services above Holden Heal will:
  • Arrange and co-ordinate redecoration, refurbishment and repair.
  • A comprehensive range of services designed to meet Landlord’s requirements including insurance services.

Holden Heal Property Letting will manage property let by another party or whilst your property is empty.


Post-Sale/Pre-Let Services
Holden Heal Property Letting are pleased to be able to offer a unique Post Sale/Pre Let Service. It is designed to assist in the smooth progression of your property from acquisition to completion. Whether you are an investor, or a oversees client or simply too busy to get involved with the practical issues, such as arranging insurance, utilities and property presentation. All of which are very important to ensure that the property is correctly presented for the rental and in turn secure a tenant.

  • Bi-monthly photographic update of the development, as well as a résumé of the current market.
  • Thorough on site inspection upon completion to ensure any practical problems are addressed.
  • Take correct meter readings and arrange transfer of utilities to the new owner
  • Organising key cutting where necessary
  • Informing the freeholder’s managing agents of the change of ownership
  • Arrange for the appropriate contents insurance
  • Arrange for the property to be cleaned prior
    to the Tenancy.


Pre Let Service

This service takes the “hassle” away from the Landlord; it assists in preparing the property ready for letting, should they not take up our Property Management Service.

Furnishing and Refurbishment Service
This service has been designed to assist our clients in furnishing or completely refurbishing their property.

Furnishing and Refurbishment Service includes:

  • Complete redecoration – from arranging just one room to a complete property
  • Complete furnishing of the property – ranging from one item of furniture to the furnishing of the entire property
  • Arranging for linen, kitchen pack etc for the property
  • Arrange additional accessories for example lamps, pictures
