Service but with added advantage of rent and legal guarantees.
With the platinum service we offer:
GUARANTEED RENT
throughout the duration of the tenancy when the tenant is unable
to pay and until vacant possession is obtained. ( subject to 60
days arrears)
LEGAL COSTS
We guarantee the landlord’s legal costs and expenses including
court costs and the advice of a solicitor should there be a breach
of the tenancy agreement by the tenant.
The Platinum Package offering rent and legal fee
guarantee is only available subject to the terms and conditions
of the Platinum Package as set out in the Platinum Package terms
and conditions leaflet. A copy of this leaflet is available on request.

appliances to comply with the Gas Safety Installation and Use

The Platinum Package, until recently, was the
market leader in guaranteed rent schemes and still offers an exceptional
level protection for the landlord on both rent and legal fees. This
package will cover you against any rent arrears until vacant possession
is obtained. It will also cover the landlord for legal expenses,
should the tenant breach the tenancy agreement in any way.
The Platinum plus package has been designed
to give you a guaranteed rental income whether or not you have a
tenant.
HOW CAN WE ACHIEVE THIS?
We can achieve this by paying you 60% of the pre-agreed full monthly
rental. The minimum term available for this scheme is two years.
HOW DOES THIS BENEFIT ME, THE LANDLORD?
By removing the delay of agents finding initial tenants and removing
the worry of empty months between tenants.
WHEN CAN WE EXPECT PAYMENT
Payment will commence 30 days after vacant possession or 30 days
after initial instruction if property is vacant at the time of instruction.
ARE THERE ANY OTHER COSTS?
The only other costs involved in this unique scheme are £40
legal fees. We can prepare and serve an inventory and schedule of
condition at an extra charge, the cost of which will be outlined
later in this brochure. Landlords who chose the platinum plus service
will also benefit from a fully managed service similar to the platinum
service.

1. A one off fee of 75% of the first months rent

THE PLATINUM PLUS PACKAGE

and serving of an Assured Shorthold Tenancy Agreement.
3. Tenancy renewals for fixed term or periodical
tenancies for a managed & tenant introduction only properties
will be charged at the rate of £40 plus VAT

The Management Service includes:

be able to offer a unique Post Sale/Pre Let Service. It is designed
to assist in the smooth progression of your property from acquisition
